Southern Mansion

The newly constructed southern mansion (completed, 1990) was 90% built by 4 craftsmen. The team of Jimmy Costilow, contractor, and 3 craftsmen, Ken King, David Pierce and Larry Collins, spent the better part of 6 years building the house while also building most of the permanent barns on the ranch.
The home is 10,000 square feet of extreme detail in every aspect of its construction. The main house is a two story traditional southern home on the exteriosr. The interior is an eclectic mix of Formal Italian Country. It has 4 bedrooms, 6 1/2 baths, 5 fireplaces, hand-made Italian floors, pecky cypress paneled great room, & entertainment room, an elevator, huge kitchen, full-size dining porch plus private formal dining room, and a balcony around the entire second floor so that every upstairs room opens to overlook the great room. A guest apartment over the 3 car garage is attached by a 30' drive-through Porto cuchere. |

The manager's home is secluded in 200 year old oaks up a private drive adjacent to the ranch property. The home is 3500 square feet with four bedrooms, three baths, living room with fireplace, wrap-around porch, 2 car garage, and huge screened in back porch |

The cattle manager's home sits at the entrance to the ranch conveniently located next to the shops, the ranch office, and the calving barns. The home is 3000 sq.ft and has 4 bedrooms, 2 baths, very large living area, kitchen/dining and glassed in back porch with separate laundry room. |

The Sullivan House is a newly remodeled, 3 bedroom, 2 bath home that sits on 500 acres of EE land. This part of the ranch is separated from the main body of the ranch and could actually be sold as a separate ranch. The Sullivan place is fenced and cross-fenced. The same first class cattle handling facilities are constructed on this ranch. |

The football size showbarn (300' X 125') is a hub of activiity on the ranch. Originally designed to accomodate both cattle and horse events, the barn is split into a north and south end, each of which is 125' X 125'. The south end is now built with approximately 60 individual pens of housing cattle for the sales or for the many cattle shows held at the ranch. A complete sale arena is installed in this area

The north end of the barn features 18 horse stalls with tack room, stocks, and clinic area, wash-rack and lounge/efficiency apartment. There is an indoor arena for horse events or cattle shows with ample spectator seating.

In the middle is a 2-story structure (50' X 125') that holds a fully equipped commercial kitchen (50' X 20'),

a paneled dining room and seating for 200 with Trophy cases

Upstairs is the hereford Room, a party lounge with private owners' office.
The showbarn has been host to many multi-functional events from family reunions, wedding receptions, civic meetings, numerous local, regional, and even national junior cattle events.
A lighted outdoor riding arena, a 6-horse hat walker, and outside turn outs complete the equine improvements.

Cattle Handling Facilities

The ranch has 7 different cattle working facilities which eliminates having to move cattle long distances. Each is a large fenced area with individual pens and partial cover. The working chutes and alleys are covered. Each is equipped with power and water.

Other

There are over 12,000 square feet of shop, equipment storage, equipment wash rack, welding shop, a (150' X 40') hay barn, a full service feed mill with numerous storage bins and commercial grinders.
Water on the ranch is supplied by a newly installed 6"well-water system (960'). The system has a 20,000 gallon storage tank and 1000 gallon pressure pump. Every pasture and pen all over the ranch has piped (2" line" clean water and automatic waterers with heaters to prevent freezing. City water is available as well but used only as back-up. Additionally the ranch has 5 irrigation wells.
